What are the most stressful and time-consuming elements of submitting an EPC assessment? We’ll bet that EPC calculations are somewhere near the top of the list – but it doesn’t have to be this way. Fourlabs can help you speed up your EPC calculations so that you can get on with the more hands-on parts of the assessment, saving you time and money.

Our calculations work for both Elmhurst and Stroma, as well as other accredited providers, and will speed up the input of property details and post-visit processing – usually the main task left at the end of the assessment and inputting all the data. By handing this task over to Fourlabs, there’s more time for important things: perhaps an increase in job volumes, or more free time. What’s more, it also reduces the chances of manual (or human) errors with the calculations – our team have many years’ experience of processing EPC calculations and the final results undergo rigorous quality control before being sent back to the client.
Who are Fourlabs?
Fourlabs, formerly known as FloorplansUsketch, delivers a quality, cost effective floor plan drawing and property photography enhancing service to estate agents, property professionals and private individuals around the world. In addition to these core services, we can now provide calculations for your EPCs, saving you a considerable amount of time and effort. Our sister company, Fourwalls Group, is also one of the UK’s leading property marketing agencies with more than 30 years’ experience in the industry and a wide range of services, including an EPC consultancy service, Fourwalls Energy.
Why should you choose Fourlabs?
We are an approved provider for audit by accredited bodies when CAD calculations are submitted alongside property sketches – as one of the UK’s biggest floor plan providers, we have masses of experience in drawing accurate floor plans. Plus, if both services are submitted together, we can ensure that the measurements for both EPC and marketing floor plan match – reducing queries from agents about floor plan/EPC discrepancies. With the exception of garages and eaves which are excluded from the EPC, this is an issue that we find most with older or more complex properties with multiple extensions or constructions. Using Fourlabs’ EPC calculations service also ensures improved accuracy, particularly on curved or unusually shaped properties or walls. We can also offer marketing plans alongside EPCs, with very little additional time or work involved.
But don’t just take our word for it. Here are some testimonials from recent clients happy with our EPC calculations service:
“I contacted Fourlabs because I wanted a way to speed up my processing of EPCs, specifically the calculating of the Area, Heat Loss & Party Wall dimensions from my floor plan sketches. I have been using this service for over a year now and have been impressed with the ease and simplicity of the process and the accuracy of the information provided. It has allowed me to process EPCs much faster and more reliably than if I had to work out the calculations myself and would highly recommend the service.”
“Fourwalls employed DEAs all use Fourlabs for calculations which has enabled increased productivity.”
What are EPC calculations?
An EPC rating is based on how much energy a property uses per square metre of space – this includes heating and lighting – and how much energy it loses, whether through lack of draughtproofing, poor insulation or glazing, for example. A domestic energy assessor will visit the home to take measurements, sketch a floor plan and understand all the heating, lighting and insulating properties of the home, to calculate the property’s energy performance rating using Reduced Standard Assessment Procedure (RdSAP)
To get this figure, the assessor must work out the area of the house, separately to any extensions which could be over different floors. Therefore, there are different measurements for the main house and any additions or changes in construction type: conservatories, loft conversions, or single- or double-storey extensions to the side or rear. The area for each addition or change of construction must be calculated separately to the original house. Multiple extensions or constructions can make working out the area complicated, particularly if the house is not a standard shape: slanted walls and bay windows for example, make this more difficult. Once this calculation is complete, the assessor must then calculate the length of heat loss walls, party walls and alternative walls, for example flats that adjoin a communal area.

Matterport’s own schematic floor plans provide a quick visual representation of a property’s layout. They are useful for giving an overview of the space, but they aren’t necessarily the finished plan a property professional needs. Fourlabs can take the information
Why consistent branding matters more than ever in property marketing
As more marketing activities are outsourced, businesses often find themselves working with different suppliers for photography, floor plans, videography, virtual tours, social content and design. While each supplier may produce excellent work individually, the end result can sometimes feel disconnected…
